An Open Letter From The Chairman
In over 75 years of manufacturing & delivering custom homes to 35 countries around the world, we at Viceroy have seen first hand the pitfalls that can await the unwary consumer.
Recently, we have seen a rash of quotes from lumber-yards and builders that substantially underestimate the materials required to construct a particular design. Underquotes of up to 30% in highly competitive situations are not uncommon. Although customers are verbally assured that material quantities are adequate, “fine print” says otherwise and contracts, where there exist, specify quantities that our systems tell us will not be sufficient to build the home. As a result, buyers find themselves short of materials deeply into their projects with no recourse but to purchase more from the very lumberyard or contractor that gave them the original underquote!
Viceroy contractually guarantees that our prices supply all necessary material specified in your plans and our published specifications.
Generic computer estimating and drafting programs often cannot accurately estimate the complex roof systems, custom window arrays or other special features called for in today’s designs. “Allowances” are produced that will cover only part of the cost of the true cost of the components shown. How ironic that the customer has often been assured that “low overheads” are the reason for such apparently low prices.
Also to attain these low prices, inferior grade building components or “green” lumber is often supplied and represented to be “just as good” as our package. Results appear much later and are difficult, if not impossible to correct. Viceroy’s certified kiln-dried lumber is stamped by the Lumber Manufacturer’s Association.
When making comparisons, make sure that any company or individual giving you a low price will do so in writing and that they have the financial and corporate resources to carry the contract through.
